I’m an Excavating contractor I’m doing a lot of watermain replacement now in north Plainfield seems like so many properties being foreclosed on and for sale .

I'm not comfortable taking that kind of risk at the moment.Additionally, fix and flip requires knowing contractors and dealing with all the logistics of doing a rehab.

You lose your job, your wife loses her job, the city you invest in gets crushed, the banks you deal with start tightening the reigns, your contractors go under, your funding dries up, etc.

Contractor will be remodeling the 1 bathroom and flooring.

Does anyone recommend a good and reasonably priced contractor who could address the violation?

You know Fred up the street is about to open a new bar and grill and all of the artists are moving into that area nobody thinks about.Its my personal belief, but one of our advantages as investors is that we have a great relationship with our contractors. 

Sump pump overflows in the spring and voila. 2 months later they decide to turn on the electricity and drain the basement, they then leave the house closed up all summer with moisture in the basement.

He does not live in this travel trailer and the electricity and water (his responsibility) are turned off.

Property management is also an ongoing issue, as is finding high quality contractors.
