What you do need is a good work ethic, a tolerance for risk, some inner drive and lots of tenacity and resolve.The stories of one change in regulation and "poof you're done for" can easily be avoided with a single clause in your master lease.

But after all that I will see my ROI in about 3-4 years.I am in the process of working to get the property fixed up and up to market rents right now we are at about a 60% occupancy, and I know I can get this to 90% very easily with a bit of TLC.

@Chase Swanson @Dan Heuschele I second Dan’s suggestion, I do the same myself and have clients looking for same thing in coastal north county although those neighborhoods can easily be well north of $1M for the smallest property that would need work.

I could easily add 3-5 other factors to consider, but the four items above will help you get started.

Any property management company worth their salt will handle the eviction process themselves...Las Vegas evictions is nothing like California and can be done easily and if they are using an attorney only says to me that they are going to spend and bill you constantly for things.

If their problem is not solvable, it goes to the bank, and if it's easily solved by dropping it on the market and paying a Realtor to solve their problem (and they can afford the time that takes) then they never meet you either.
