They have both mobile deposit and the ability to use US Bank ATM's at no charge.Comerica bank is also able to establish Solo 401k accounts easily, but their closest banks will be in the Bay Area.

Because they were new units, you could maybe break even after all expenses and the mortgage, and then own them in 20-30 years outright or cash out if/when the value increases, which could easily happen as Austin swallows up surrounding areas.

They can present financing issues when credits are allowed improperly as to what lenders allow.They are easily understood but often spin off types cause them not to be a true option or they may present unwanted consequences such as having to foreclose.A better alternative usually is buying Sub-to, wrapping a mortgage or using a note and deed of trust/mortgage.

With that I'd suggest you put down only that required to buy and hold reserves as well as being in a position to take advantages of other opportunities.The issue with your property is having two dwellings on the same lot, I'd research that and see if it had been two lots before or if it can easily be divided.
