Is the seller willing to leave up to 6 months rent in escrow (until tenant) moves out and you can draw from that until that happens to get the deal done? 

Then all the better for the deal.I have done a couple of these arrangements as a contractor, But I got my monies (equity) when it closed, you would need to talk to an tax accountant on sellers position with Taxes ect.You could draw up an agreement stating everything you stated, date it, and all party's to sign.Make sure it has due dates, penalties if extended ,etc. 

Stop he is a salesman not a contractor, he will sub everything out and want payments ( draws) up front.The quality of workmanship, cleanliness and timeframe will probably go to  crap!!
