This way you have a sliding scale that can account for discrepancies relating to property condition i.e. quality and desirability of each property.

I would like to purchase my first buy and flip property this year, but I need to gain a better knowledge of the Noblesville and Indianapolis markets which are my desired areas. 

They are definitely a real estate company first and foremost; after all, they do own commercial real estate on some of the most desirable street corners in the world! 

Because I have zero desire to deal with the ins and outs of managing investments (tenants, rehabs, etc.), I have a thousand more fun things I would rather be doing, life is too short (if I don't enjoy doing the ins and outs), and don't forget the big one...time is money.

If this model works out, our plan is that eventually this property will feel like an upscale campground that might also be desirable for large families or reunion groups to book multiple units at once. 

Our city has a Downtown Development Authority in place to encourage these types of projects, and the university near my desired location recently added new and bigger dormotories and added a new student center, so I'm sure they've upgraded surrounding utilities for those projects.
