The previous owners had a problematic tenant in the first floor who was not paying the rent and ended up opening up several false complaints with the city and eventually left the apartment when the previous owners started eviction process. 

If you can qualify for conventional financing you can get better rates, but you do have to go through the whole process of the lender digging through everything you have and asking for things you don't think they should ever need.

I am in the process of acquiring a rental property and expect to acquire another in the next 18 months.

The owner ended up selling it as-is because of the long process. 

Any advice/insight is greatly appreciated as I am eager to start this process.

Hi Everyone - I am working on a new tool aimed at making real estate investment analysis a data-driven process.

But there generally isn't a market for them as such.But that being said once in a while a DST comes on specifically designed for shorter holds and they anticipate an 180 month to 2 year hold. 

They're in the process right now of doing video inspections for me on the homes, and they have been quick to inform me on any issues, etc. 

I'm always wanting to demo other lead sources, tools as a process improvement effort which is why I'm currious what v5 delivers?
