At some point, if you think you are ready to raise money, I would spend some money on an attorney for this, it's complicated, deep, and many layer that can not even start to be explained on this forum.

Since I am new to real estate I think that finding deals(wholesale) would be the best route for me initially and will spend as much time researching this particular topic.Thanks for reading my intro and I look forward to diving deep into this community and consuming as much knowledge as possible.

Dear BP Community , I need your advice on how you would handle this situation.I am deep into my first fix and flip in NYC.

The more expensive homes $1 Mil and up often use deep concrete pilings with a crawl space.

I do like the idea of changing the shower handle - however, we were able to save about $600+ by not changing it and the entire shower enclosure and instead giving it a deep clean.  

However, as others have mentioned, if you are buying at a super deep discount with condition issues you won't be able to secure a conventional loan.

It's more of a house hack since you are living in the property.BRRRR Is buy at a deep discount, usually with a hard money loan.

I know that their BBB rating is not good, but I did not dig deep on anything.
