If so, that judge is terrible and wrong.

If he sues and goes before a judge and tells the judge he and his agent were "told" it was signed and accepted but you can't produce a document, it will get thrown out without hesitation.Even with the agent as a witness (the agent the seller told it was signed and accepted), without an actual document, no judge would rule in favor. 

I try not to judge based on appearance.

Typically, the judge would ask them if they could abide and most likely they would agree. 

If the tenant can show these showings are excessive and interfere with their use of the property a judge should be sympathetic.Is this a FSBO or listed?  

@Kevin Harrison this ruling was from a Federal District Court Judge, not a state one, and it was based on the US Constitution not a state one. 

We have interviewed dogs to see if their behavior was aggressive but if you don't know animals you may not be the best judge of this.
