Hi @Matt Michaels - For the Cook County area, be ware that evictions can take a long time. 2-3 months for court and 2-3 months for waiting patiently for the sheriff to do their job.

You want to make sure it covers lost rents, but that and other key endorsements are generally included.Some tenancies - like an exercise facility, commercial kitchen, or bar - can cause a problem, and it's worth asking your agent if any existing tenants present added exposure.

Healthcare and medical facilities are catching up with the average age of people moving here rising considerably.I would love to learn about the properties you are seeing that make these long term rental numbers work as we are currently looking for a long term buy and holds but are getting squeezed on numbers in this market!

Most losses will no be a total loss like when thto building burns down but will be a partial loss (roof after storm or kitchen after cooking With replacement cost you will get the cost to replace the damaged property with a new version of that property.
