Consumers are actually pushing back against a lot of the automation -- for example we now have the ability to bypass asking you for any bank statements at all.

After consuming every piece of info I can get my hands on, I think I’ve got my strategy figured out.

So the landlord may be liable for both criminal prosecution, and for civil consumer protection act violations.It surprises a lot of people at BP, but I actually make a hobby of renting out legally abandoned properties that I do not own, and do not have the owner's permission to use (they are usually unlivable -but still rentable). 

They are very time consuming, drawn out and overly complicated.

Haven't done work anywhere outside of Texas, but what I like about Industrial properties is they are usually lower cost/time consuming to maintain.

Has anyone else seen signs of softer consumer spending?

@John M Mazur, you should file complaints with the FTC, and the Attorney General/Department of Consumer Protection in Florida and also the state in which you attended the seminar.

I've only been looking online at properties at this point, as I'm still trying to learn as much as possible and consume all of the books published by Bigger Pockets, lol.
