My wife and I both worked for nearly a decade for a commercial property company focused on leasing and sales in the retail sector so personal real estate investing was always a path we knew we would pursue having seen first hand the wealth real estate can generate. 

Otherwise, some book recommendations (these include mostly books on business/lifestyle or buy/hold investing):- "E-Myth Revisited" by Michael Gerber- "Rich Dad, Poor Dad" by Robert Kiyosaki and Sharon Lechter (this provides a more foundational perspective on money)- "Cashflow Quadrant" by Robert Kiyosaki (further builds on the "Rich Dad, Poor Dad" foundation)- "Set for Life" by Scott Trench- "Long-Distance Real Estate Investing" by David Greene- "The Book on Managing Rental Properties' by Brandon Turner and Heather Turner- "The Miracle Morning" by Hal Elrod-"HOLD" by Gary Keller (geared toward SFR)-"The ABCs of Real Estate Investing" by Ken McElroy (geared toward commercial investing)"Multi-Family Millions" by David Lyndahl (This is on my list of "To-Reads".  

Longer term, I would like to get into the commercial property scene as well.    

The bottom line, storage facilities are valued like commercial properties and not single family residences. 

If you are wanting access to the various data that Real Estate agents have, then connect with a good agent. 

Will you be using a commercial loan on the property. 

They will not need access to the interior, however we do want to let you know that there may be construction noise during that time. 

Try wholesaling first to come up with the funds if you don't have easy access to the 3.5% needed for the down payment.

They've set guidelines for their comfort levels on things like:  Location, Property type - SFH, Multi-family, Apartment complex, commercial, other - etc. 

I do like Jason's idea of putting it toward the house and using a HELOC to access the equity.
