The homes I sell are because I have built a pretty strong bond with my buyer previously, or because it is such a smoking deal that I have multiple offers.

Walking away isn't a good idea because this is a smoking good deal and everyone has already signed.

Is it ridiculous to you that someone under the age of 18 can't choose to smoke cigarettes, doesn't have the right to vote or sign contracts?

There's definitely no odor...............I've never allowed  smoking at all in the unit so there's none of that there.

And there is nothing stopping you from buying one of these no renters allowed units at a smoking hot, read low, price, fixing it up and reselling it to an owner occupant.

That way, the first guy becomes an advocate for your jobs, and he'll know that the other guy is not blowing smoke when he says he can handle the job or get it done on time.

It's a tight rental market right now but if you've got good credit and don't smoke you'll be at the top of most landlord's lists, especially if you can sign a 12-month lease.

If you have one floor chopped up into tiny apartments, despite the legality of it, are you sure each has 2 means of egress, are smoke detectors installed properly, are utilities metered separately, would insurance pay up if there is an issue etc.?
