Price point of the home isn't always a factor supporting more expensive windows. 

So the attitude was the only negative factor and the learning lesson..

I know there are a ton of factors but I was thinking this:Run the numbers on my currently owned property, and maybe see how much cash and equity it would produce in 5, 10, 20 years.  

I am a father of 5 beautiful kids and because of them I started looking into investing in real estate.

if it's something you don't enjoy i seriously recommend doing something else there's just so many moving factors to wholesaling that's left out and I had to find out the hard way!

A seasoned buyer should be able to evaluate a deal based on general numbers and cap rate and other factors.  

@Keith White I don't see where you're accounting for Vacancy (8%) Maintenance (5-10%) and Capex (10%) you should also factor out 10% for property management if you decide to have someone else manage the property in the future.  

And to do this, good location is more critical factor than price of buying?

I know, there are a LOT of factors...if I am wanting to try and live off cash flow (which would be very hard supporting my family), keep my full time job and attempt to do on the side.
