"Tenant owner" tore out 90% of the walls in the house making a big open room, removed load bearing walls, didn't replace the sewer and allowed the roof to get so bad it leaked more then it prevented from leaking..

A couple issues here...An agent is your best source of ARV comps... take price per SF... control for location, bathrooms, parking, age/style of home... and you can get an idea of what the high end of the market would bear.
