We look at per sq. ft. prices for SFR and per unit prices on MF...here, you can't apply the sq. ft. method to MF because we have a huge amount of older and huge MF properties...it corrupts the data.

Unfortunately if multiple visitors come to visit the tenant, and those visitors have a private conversation then I don’t think that applies for consent since the tenant isn’t a part of that specific convo.

The negative cash flow is not bad but there is some sweet equity in there which could be applied to other things.
