What software are people using to track your direct mail campaigns?

I do all the advertising and showings and only allow the current tenant to offer referrals.

I'm in the process of mailing out my first direct-mail campaign.

Thanks for your posts @Will Barnard @Kevin Clark .I've seen some HML advertising 100% LTV, those are some of the more shady lenders I suppose.

However, websites can still be useful to add to mailers, or other advertising.

Short-term rental market- 10 years ago was less competition, now more and more people are renting short term and lots of advertising sites for vacation rentals.

So you have to think about how to hedge the bet as you have to play the game, and not try to time the peak or bottom, as your more likely to miss it than hit the mark.So tighten up your numbers, shave advertised rents a little or a lot, and ask them to give you the property for a dollar and buy you lunch, joking on the last two.
