I am able to focus on delivering on my committments to my investors.My hold time is 3-5 years for apartments and 5-7 years for hotels.Also, when I refinance, my investors retain their 30-50% equity ownership.My investors are quite happy with the fact that they get double digit returns with the above structure and I've never lost money for my investors even through the Great Recession of 2008-2009.16% project IRR to me is marginal.

From there it is a direct deposit every month, some follow-up inspections (they used to be yearly but I think they changed that), and they will reassess the assistance amount yearly (it has mostly changed a couple of dollars, except for one tenant who lost his or her job and then the program covered the entire rent).

If it is, then I think you accurately assess the situation in assuming you are out lots of money in cleanup and lost rent, are going to make an enemy, and will have to clean up and then remodel, likely at large expense.
