Don't be shy about asking to pay for their time; it's a sign of respect.DO NOT... a) allow your time to be wasted by accidentally connecting with talkers who are not doers, b) offer to "buy a cup of coffee", or "can I buy you lunch" when you come across a realinvestors; They have their own money for coffee and food, but they hate having their time wasted.

I think you'd be hard pressed to get the financing you're talking about for any type of long term based on that return.

But the GC accidentally sent me a breakdown of his subs cost associated with the project with his mark up 45%  plus a 5% kick back fee to the interior designers that referred him. 

If you are not accredited or have less than $50K to invest, then you may be hard pressed to find an opportunity you can just walk into because of SEC regulations.
