It was a very hard and difficult project for beginners, but it got us ahead in the world of flipping/rehabbing. 

In the real world, I've not seen underwriters split hairs in that way. 

In that world, they don't generally do a "Pre-Qualification" like they do on a personal, conventional mortgage.

Hello all, so I'm finding that what looks like an easier way to get started in this world is to go to the areas no one else is willing to go.

I don't know why in the world anyone would under 1%.

Feel free to DM me. a plug for Oregon - it is a place where year round you can be outside exploring and enjoying nature, so so many places to go and see - world class food.... 

In today's expensive to live in world you can't expect a PM to drive hundreds or thousands of miles every month or every few months to personally collect your rents.

You can read books for years (like I did) to make sure you're ready but in this world the best way to learn is by doing the darn thing and having a rolodex of contracts that you can reach out to when things get tough.
