The mobile app is not amazing but the cloud based computer version is pretty cool. 

It's our own version of liking something on Facebook provided you're familiar with that.

I'd also recommend you buy the version which you can see (hard copy, kindle) this way you can see the graphs or charts.

I have seen some big wholesalers in the area that so some version of this, but the properties they are doing this on tend to be in REALLY poor low income areas.

If you incorporate some version of a house hack into your first purchase, you should be able to save up your next down payment exponentially quicker.A duplex is more likely to pencil once you move out of it as well here in Portland.

None of these disclosures are referenced in any of the simple 1 to 4 page contract forms I've seen and used as my reference material - except for the typical realtor versions or the State Bar versions.  

Im still playing around with the free version to see what parts of it would be beneficial and save me time versus my excel sheets or will it just create more busy work.

The short version of the story is that the repairs needed for this property are so extensive that a rehab just isn't workable.
