Little pet peeve of mine is I have yet to see somebody who says their LLC asset protection is good to go and has had it “tested.”

If you have a way to test it yourself it’s worth checking out.

They may just be testing you but as previously stated the past behavior of this tenant would decide how the future would look. 

If you need a sprinkler system have the water main flow tested during your dd period.For utilities if you are having multiple tenants I recommend using a submetering company.

s claim that there is now an effective saliva testing means to test fro COVID-19 & that a testing regime against this virus must begin, post haste.

These questions seem dumb to me now because I know more but at the time I could not figure out how to get around that problem.And then a few properties seemed to pass my tests and seemed like they were in decent rentable shape already, but the listing real estate agents just never got back to my agent.

Account Closed  Always have exit paths available, it's great if it cash flows as an STR (on paper) but the true test is if it will still break even as a long term rental if you have to convert for some reason (COVID, STR regulations, etc.). 

Be realistic, and if you keep losing these deals, start testing out other alternatives.
