I will be the first to admit that there are some rental properties that were a mistake to buy, UNLESS, I let them go.

So instead of a tenant doing Handyman tasks, I am a true handyman living on property basically.The  purpose for sharing my experience is to help BP landlords avoid the costly mistakes.

We made some mistakes, but the house came out great and is now has a buyer.  

I made the mistake of taking out my primary and 1st rental on 15 year mortgages.

I think we can all agree that the current levels are high, thus leaving little room to absorb mistakes on the buy side, or unexpected changes in market direction.

That's the only mistake I made so far.

It sounds like you are in the right place now, I always sa mistakes are simply just expensive, but not anything you cannot recover from.

Create 5 craigslist accounts and post 5 ads to 3 different categories on one day, then a new 5 ads the next day...renew them every 48 hours so you will always have at least 30 ads on craigslist..I could go on...there isnt much magic...just keep pressing forward, talking to people, learning and don't be afraid of failing or making a mistake or be afraid of the naysayers...hang around and get to know the best wholesalers in your area...talk to them and try to emulate what they do...they should get you started.
