Then get in to the game. 

I know I can be successful in the RE game, but trying to be cautious before making a mistake that will leave a deep scare.

This may not work if you have to give notice etc but everyone involved from the judge to the bailiff new what was going on and the games that were being played and helped get it done.

Also i just closed on my first duplex and I’m excited to be getting into the rental game making me a landlord at the age of 25 .I’m motivated and looking to expand my portfolio to 1 to 5 duplex…5 to 10 and with god willing i hope i will hit my goal . 

You may be able to find someone to invest with you as an equity partner, but people usually like to see the person they're investing with have skin in the game. 

Because I kept looking I found a SFH just weeks later that cash flows positively as a LTR but does so much better in the STR game. 

I know cash flow is king and it kind of messes with your head when your barely breaking even or even in the negative on a property but If your a buy and hold who has 20 to 30 years in the game like I do, who really wins in the end the cashflow team or the appreciation team. 

A first position lender (the one that provides 75% loan) would not likely loan you money if you don't have "skin in the game", i.e. down-payment.
