Both units had lots of "deferred maintenance" - 10 year old carpet, no repainting for at least 10 years, stick-on tile-laminate-flooring in both kitchens were peeling and looked awful (and still do). 

I leave it on the kitchen counter along with any supplies that I think they will need. 

When the kitchens half nice but the rest of the house is beat your still going to get a tenant that’s paying market for a beat up house.

Renovating the unit’s interiors (kitchen, floors, bathrooms, paint throughout the unit, etc.)b.

Monthly condo fee is $340 (for pool, etc)  so that gives an idea of the type of property/investment.I have to do something with the kitchen cabinets/countertop.   

I'm considering doing updates like bathroom flooring, kitchen counters/backsplash, etc to modernize the space and make it more competitive to the newer construction condos in the area.How should I think about this investment considering rents during COVID are ~30% below pre-COVID levels, and there would be wear and tear on the new finishes long before rents return to "normal"?

It's a two story SFR with two separate living spaces/kitchens.

Composed of five structures in between garden water installations, the main house spreads across 9,000 square feet with a chef-curated kitchen that transitions into an outdoor patio (with pizza oven).

(besides kitchen / bathrooms) Can anyone also provide any tips on certain things I can help the GC with that will save me money?

Once it has a kitchen and it fixed up a bit, I told her the rent will be 775 a month, right now it's just bare bones and I get 625.
