Based on the financial piece, and I am not a lender, but getting rid of your Credit Card debt would be my first goal if I was in your position.

My advice is to speak to a few local HMLs and ask them for their rehab estimate spreadsheet, which most should be happy to provide.FWIW, based on my assumptions above, you can’t pay more than around $480k for this property.

They also receive information on operational expenses through one of their loan servicer partners but I don’t find that to be entirely accurate.

The new trend they started a couple years back of arbitrarily needing to raise the annual subscription fee $100 each year to "provide the best service" would fit into this also

Perhaps you can find one working in real estate services -- like Property Management, Contracting, Lending, etc. -- where you can learn the business while getting yourself in a position over time to make investments. 

Do you see the lack of fact/data based decision making here? 

Not to mention, inability to refinance out all of your  initial capital is not merely LTV based.

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.
