hi, just got my first direct mail response back from the owner of the facility. hoping everybody can share their opinion on this deal. 10000 sq ft 90 units ( mixture of 10x5, 10x10, 10x15,) currently 95% full with monthly revenue of about $5000able to raise rent and achieve monthly revenue of about $6500no extra land available for expansionpretty much turn key facility with fence, concrete, some camera, light, and etc. good location near residential house and apartments with 1 life storage about 4 miles out. what would be a fair sale price?

I’m looking into self storage and want to hear from Experienced investors on how they got started.

My brother and I are looking to pivot into self storage.

Most of the alts on our platform (self storage, MF, student housing, oil & gas mineral rights), pay about 10-15% cash flow annualized, paid monthly, with about 10-19% IRRs at the end of the 2-6 year hold periods. 

Asking since I have an 1/2 acre property with B2 zoning in Ocala, FL and am wondering if it could be used for short term rental facility or storage facility...

For example, no times in storage areas.

Generally, people scale by getting into multifamily properties, self-storage, or other larger assets.

Her family emptied out storage on the 1st fl and took her car out of the lot, I highly doubt they want her rat poop furniture or 6 month old expired pasta boxes coming to whomever took her in now, but there are mice & rats & poop everywhere. 

I'm currently in Seattle but looking to purchase a mini storage facility + warehouse near St.

I am open to either of the 3 messages I alluded to above, as well as storage units and the like.
