Walking into REI: a new world.

What's up guys,

I am a 22 years old and I'm from(and currently live in) Nashville TN. I hold no debt other than a small loan I used to get my CDL in which the payment is negligible, I'm blessed to say. I will be able to make some good money from trucking and am looking to diversify my investing portfolio into real estate. I have low overhead and I use my money to save and invest in index funds. I would love to talk with each and every one of you seasoned real estate investors and hope you will help me out with some guidance. I've heard about section 8 investing, multi-families house hacking as good options. I am looking for out of state real estate(midwest) primarily and if I stay in Tennessee, away from middle Tennessee as our Nashville areas' property prices have skyrocketed. I am open to either of the 3 messages I alluded to above, as well as storage units and the like. Any information would help and I am excited to speak with you. This is a new world for me, I don't come from a family of investors, let alone REI so I'm frankly a bit scared and overwhelmed from this new world I'm entering but I know that I will succeed in it, and you guys' information will be amazing. Lastly, I know that the assistance you all give will not be for anything in return but I will help all of you in any and every way that I can.
