You would be able to accumulate more properties out of state as well as cash flow on SFH, as Texas is pretty pricy and the cash flow is consumed by ever growing property taxes and insurance premiums (#14 in the country on the increase).

On the mortgage side once in a while a firm gets burned for advertising that a 7/1 ARM is "fixed" for 7 years, since a consumer could misunderstand that as meaning it's a fixed rate mortgage.I probably wouldn't be as concerned about including a picture that happens to show the ramp.

I do believe this is a good method while starting out to get familiar with the types of listings out there, however it is SO time consuming to make a list of properties, pick the ones to analyze, and then decide whether they are worth pursuing.
