(13 days later) asking for some additional documentation.10/10, I sent the documentation, and within a couple of hours, I received an email congratulating me on completing the signup process.Decided to try it out immediately, and wanted to see what the payment cycle would be on a 3 day bank holiday weekend, with Monday 10/13 being Columbus Day.Made the payment at a Family Dollar on 10/10 at 8:10pm ET.Received the confirmation text message as the payor (tenant) before I left the register (15 seconds)Received the confirmation email as the payee (landlord) by the time I was pulling out of the parking lot (4-5 minutes)Received email from my credit union that payment had been posted on 10/16 at 7:06am.So basically, it was 2 full banking days (Tuesday/Wednesday) and I had my money on Thursday.

This would be a perfect time to wholesale 2 of the properties.We have a guy here in Columbus who bids on HUD's and just regular MLS deals and then wholesales them for less then they were originally listed for.

I think it depends on your goals a bit today too because we are still finding deals (I toured one in Columbus and one in Indy this week) that both should provide that pop if bought right.

In my hometown of Columbus, Mississippi a lot of properties have a 100-year lease that automatically goes back to the city upon expiration.

Since it's in a somewhat rural location, even though it's just 3 miles from Columbus, GA, a mid-sized city, comps are difficult -- all over the place from $20K to $210K for similar properties.

Indianapolis and Columbus come to mind.Short term rentals are a completely different list of citiesPath of progress cities aren’t listed...think hq2 list... they are all on that list for a reason I wouldn’t include Chicago or some of those cities as good investment cities because of tenant laws..
