I always recommend to my client to fully cover your rental income.

I've got one client doing exactly that - sold oil two years ago and purchased waterfront vacation rentals with 1.8 mil. 

The top guys are being kept busy by their top clients.

The new lender might jump at the chance to get another client.

With that said, we just had a client refinance a 5-unit instead of sell because he was able to get a 4.6% rate. 

But he said he has clients that puts them in S Corporations.

I generally pass on these properties for my clients and look for better properties without those bad lease terms.Now sometimes there are properties where original rent amount has already been reduced significantly in primary term of the lease.
