I bought almost a dozen $100-$110k homes in 2009 Vegas.

For example with my short term rentals I charge less than hotels even though I offer more amenities, but in Vegas location almost trumps everything else so I figured to get good returns I have to offer top level amenities at a lower price because I am further away from the strip than the hotels.

I just heard that Rick Harrison (owner of the Pawn Shop in Las Vegas and the "Pawn Stars" cable show) is building a "container-style" mini mall on one of his Las Vegas lots.

Hello BP friends,I've been looking for cash flowing MFRs in Phoenix and Las Vegas area and noticed that the properties with good cap rate are located in less desirable areas, i.e., poor schools, high crime rates, etc.  

We had mentioned that we are only 20 and 22 and that we moved to Vegas where we have no help from our family. so he wrote up another contract for 500 and agreed to take 2500 out of our first deal.
