I also heard the property managers in that area aren't too great, so I'm managing it myself for now, until i develop relationships with good property managers. 

@Jose Gonzalez We use an insurance broker to bid out our properties, they saved us some money and we are building a relationship with someone. 

If you are in the area and want to stop in, certainly do but there is no need to have contact between you and the tenant outside of a visit.This is a business relationship, not a budding friendship. 

If you have a good relationship with an outgoing tenant take that opportunity to solicit their input.

But rather, find a smaller firms that focuses in that market and build a relationship with a Broker. 

So, my suggestion is to develop a relationship with an insurance broker who is not a computer bot and ask them for some indications. 

@Jon Schwartz - Didn’t read through the whole thread, but you had a question about any articles showing the relationship between prop 13 and prop 15.

@Joseph Ramirez Zillow is a tough place to find an agent relationship.

I wasn't quite ready to do this for a potentially better banker relationship.

I also hope I can meet some friends here and build relationships.
