A C-class property here, with some deferred maintenance, you can find for 45 - 55K per unit.Now, there are places in rust belt, through Chicago and Milwaukee where you can find multi-unit buildings running <50K/unit ... some as low as 20K/unit, but you will really need to know the area, the clientele, and the building to know if it is a "deal" or merely cheap.But, knowledge and practice will give you a deeper understanding of the numbers and how they dance together.

Dependent upon your current total annual income, marital status, dependent status etc, it might make sense to add a C-corporation in the line up to take advantage of the tax rates first 50k is taxed at 15% and then distributed to yourself you may be looking at a savings if you're over the 33% bracket.

she was a bookkeeper at best.In any event, I started looking out for a new accountant, and found most did not understand C corps and i did not have much confidence in them.Finally someone referred me to my current accountant and I have been happy.

Hi C, I suggest you start by asking your zoning regulators there if this is possible.I suspect building below your tenant in a MH will violate their quiet enjoyment, maybe giving them free rent will keep them there until building is done.On 1 acre, wouldn't it be cheaper and as profitable just to drag in another MH and set it on a 1/2 acre?
