Hello,  we used to invest in FL,  my only suggestion is to stay way from 55+ properties.Many cities/regions specialize in retirement communities.  

Only rent to city people who are use to seeing rats .  

I am from Pittsburgh and it really varies from street to street and that's within the various neighborhoods in the city itself and if you are outside the city- one of the 120 municipalities in Allegheny County.  

I’ve been trying to find a good multi family to house hack, majority of them are in not the best part of the city.

Unfortunately this seems to be happening in all major Cities..

The city requires all new plumbing to have a shutoff AFTER the meter at the street.

Also keep track of when you call the city and when he gives you a notice of non-renewal.

Hi Guys, Originally, I started looking into the following markets:League City, TXKATY, TXTEXAS CITY,  TX PEARLAND, TXNORMAN, OKWINTER GARDEN, FLBOERNE, TX It is too much to keep track of all these markets, so my goal is to cut down my markets to 3 markets this week.

I assume you are in LA City limits.There is a ton of info here, including links to building dept records, zoning regs, etc etc.
