Hey William, I have 12-doors in Detroit (will be 14 next week) and 3 of them are rented to section 8 tenants.There are pros and cons, and I'm happy to talk about all of those if you want to connect.At the end of the day, S8 is a decent program and works well as a tool (not a strategy).

@Rickey Walker, due to market conditions, interest rates, and scarce inventory, sourcing and acquiring long-term cash flow rentals is difficult, to say the least, unless you put down 35%-40%.As I inform most folks, you'll need to implement a creative strategy if your investment criteria predominantly focus on achieving cash flow.

I'd echo the advice already given.Start hanging out with the local investor community and start talking with RE brokers and lenders who have experience and expertise in the strategy you land on.In your case, I'd take a serious look at househacking.

@Justin BrownThe only thing I would add, is the house hack strategy's underlying timelines is long term.Do play out the next 5 years with cost, rent, and appreciation increase.Don't forget the tax advantages as the cherry on top.
