Control and eventual ownership of one and three quarter million dollars worth of real estate, for just seven thousand dollars down, is worth a look in my book.Especially when the fundamentals suggest that your tenants (paying you 1% gross per month) would be paying all its ongoing expenses, mostly! 

You used to have to wait 6 months but the guidelines have recently changed

I will not waste my time on an open house with curious neighbors, bored realtors and competing landlords.I am not afraid to adjust my asking price if I am concerned about losing out on a month's rent.I never follow up with a tenant- I don't want to shoe horn someone into one of my units and I don't adjust my standards, practices and rules.I have nice places, but even still- when a potential tenant shows up and they have to wait to be shown the unit because of others in line, it does something magical.Best of luck.

You think you are saving a few dollars but your wasting thousands.

I'm revisiting homeunion; well, still not too comfy buying properties thousands of miles away from me ..... looking for some insight, anyone? 

It's out of my price range for the house so i keep waiting and watching it for month. 

Wait for the right deal with returns that hit your goals.

The building does have quest water lines that are all behind drywall except when they connect to fixtures and appliances.It would be expensive to repipe this as a lot of drywall would have to be cut and then repaired.I know it's a risk to wait for a leak to start and then to repair just that section.I'm getting an ok buy price and the seller won't go any lower.  

Which would cost I’m guessing a couple thousand. 

I am in waiting line for one of my accredited investor friend to find a passthrough NPN for me.
