I want to start doing Wholesaling, I am new to the real estate business, What kind of tips would you have for a 21 year old that doesn't really know a lot and wants to start with no money... how should I start that would be the most successful way? 

I have a heloc of 100k and have a little over 100k of my own money saved, any tips on how to invest into a multi family complex out of state with the heloc and my own money?

The book has more tips about raising capital and I think it helped me raise my vision of what is possible in  real estate.

My best tip after you identify potential target markets is to start by finding an excellent property manager--during your interviewing process, you will also get educated on the area and what to expect.

Can someone please explain why that is and provide any tips for using that as a negotiation tool?
