Those toilets are pricey, but nice.The OP probably could replace the valves underneath instead of replacing the whole toilet.

Also, they have messed up the plumbing by flushing baby wipes down the toilet.

If it goes legal in Florida, you should find it's not at all a "gateway" drug but simply be concerned about what they're smoking (rolled up in paper or vape pen?)

On paper the BRRRR strategy seems like a great opportunity to get cash flow and equity relatively fast with the right deals.

Writing them yourself keeps the cost to postage paper and envelopes.
