Can she ask more for rent, due to the higher wear and tear on the property?

Standing seam metal roofs are durable but not indestructable - wind damage that might just tear off some shingle tabs can peel a metal roof like a banana if it's not fastened properly.

Examples could be the downsides of short term rentals such as; accounting, property management costs, property maintenance, wear and tear, limited inventory, increased valuations, annoyingness...there are always two sides to a coin.

I have a contract to purchase a resort-area property with a tear-down house on it.

I'm not familiar with NW pricing specifically, but for a rebuilding on my trusses in Central FL last year it was $3,500 for engineering and about $12,500 for tear off and replacement.

We have thought about tearing down the garage to rebuild on a pc of land we own outright, to gain more value.
