@Michael Hutchinson just to tag along to @Chris Tracy - who gave a great list of paid mentors - an often overlooked resource is SCORE.

Does anyone know some good resources for learning that niche? 

I would say your targeting and action is outstanding, but I think you might have moved too soon if the property is not cash flowing.

I think the target like always though is the homes that have not seen much love and need major reno work.. to get them up to date.. foreclosure or payment crisis seems to have subsided.although there will always be people in financial stress for one reason or another.

You might make a reasonable argument, if you were going to issue currency based on standard, that that standard should be a resource that can be depleted and/or renewed, such that the circulation of fiat at any time was dependent upon the health of that resource. 

We are still in the early stages of research and are looking for any resources that could help give us a better idea of market characteristics.

I'd be happy to meet with you and share some resources/meet ups and see if there's an opportunity for us to work together.

Based on this deal seeming to be a moving target, if it were me, I'd back out and wait a while.
