I have one property in a flood zone and have been researching this as we actually stopped looking in several areas we were very interested in previously due to the lack of clarity on flood insurance rates.  

Each one of them has now stopped after spending a lot of money and getting no where with the leads.  

Why should I care if they stop paying me? 

The locals say that we never had all the dumpster divers that are up and down the streets every day and night until the light rail stop came in.

Any "extra" at the end of the month went towards paying off my credit card (stopped using my cc a couple months ago to keep it from getting any higher), so my checking account pretty much stayed roughly around the same amount for years now (a laughable amount under 10K).

They can stop doing business in your state of business anytime a new law or clause comes into effect that doesn't agree with there biz model.

I'm just thinking i don't want to replace the floor for a long time..the location is not great...ive had 4 tenants in 12 years...i don't want to replace the floor every time tenants move...leaning on th Vinyl Traffic Master planks...i stopped by Home Depot and thought they looked nice...im just not sure about the timing due to the cold weather now...

All too often, new investors either overdevelop or spend their money too fast - both of these behaviors derail their plans and stops them woefully short.
