It allows you to get in a lot of tight spots that other tools don't.

I find that 3 bedroom 1.5 or 2 bath ranches are at the sweet spot around Douglas county.  

So, I am willing to share my another spot with anyone who's interested.

Even if you could change the terms or add rules (which you probably can't), you may not be able to change the practices (in short, hard to make the leopard change his spots) and they will  keep parking and storing and planting as always, or you will have to constantly remind them.

I am prepared to go with the what ever method gets the ball rolling without putting me in a bad spot. 

If a muddy spot is of large concern, I'd toss some rocks on it.

I feel like I am in a great spot to start, but there are so many options available (SFH, Wholesaling, MBH/Parks) that I don't know where to begin.

The few times I have gone to Lowes or Home Depot, I always get a front row spot because it is so dead.

As a small business my resources are not unlimited and a couple of late payments can put me in a tough spot.
