If he doesn't run it, he has a cousin, brother, nephew, wife, son, daughter or whoever that will run it for him. 

The son inherits 150K more than he would have and the buyers get a home that needs work, but a neighborhood they love.

My ex wife and my 10 year old son and 9 year old daughter now live there, and I'm nearby in an apartment. 

My wife and I, plus my son and father-in-law are flying in to learn and meet other investors.  

Current w2 income covers expenses, child support, etc, but leave only a small amount for savings so financing all of this will take some thought.My challenge is that I need to get 1 more bedroom in the mix with 2 sons growing and needing their space.My home is in the very narrow part of the city where accessory dwelling units are allowed and I have enough land to do it.

Ex-wife's son is living in the property and supposedly fixing it it up.

Her son was outside with a machette cutting everything with it in full swing, not caring what it cut, weed or plant. 

I currently live in my triplex with my wife & son and we love it!
