We aren't looking to grow in the properties direction at this point - we have a second business (software company) that is going into growth mode.

It pushes out the listing to different sites, but I wouldn't rely solely on that to get a good influx of applicants.

First read your local laws - it may be that you can not deny an applicant for criminal conviction unless they are  violent or monetary .....  

The longer you're in the rental game the more hardened one can become regarding these stories that tenants (and applicants) can provide. 

Yes, I know this does not include utilities or HOA or anything else. .And yes, if you guess, I'm a software engineer at a tech company, so I love algorithms to calculate things. :) Thanks.- Nick

@Timothy Lewman consider other software programs out there as well such as Airdna.

Would this be a problem for my credit being that there would be to many hard pulls or too much action going on that may affect my heloc application and vice versa?
