Try the 1-2-3-4 strategy lol, I was just having this convo yesterday, the market has shifted to where it’s often cheaper on a monthly basis to buy a single family or townhouse vs multi family, most multi family in the DC area is gonna start around 1 mil and in a nice area be 1.3+ (multi more or less only exists in city property) financing that with 6.5 rates is not necessary better than a 500-600k property single family, a lot of investors/agents haven’t adjusted there strategies to this new high interest rate market though. 

This is NOT added inventory, it is SHIFTING inventory.

I think the idea of having 1 management company handle all the management aspects of the real estate investments and even collect their rents via management agreements offloads a lot of the "active" part of the business, which is where liability arises, or another words, can be shifted to.

It can be an exciting ride up but you need to know that over building or a major shift in cap rates can have a dramatic effect on valuations.

This will cause the whole market to shift up, and equity chasers will be winning here.

Now they're shifting into a purchasing mindset.

I know that AirBnB and VRBO collect and remit the taxes for me on those platforms, but that burden would obviously shift to me for the direct bookings.   

Hello Everyone,Recently last year I sold my home in Lakewood, Co in May just before the market shifted.

Actually, the guy has legitimate problems with his ankles (he has to wear braces) and wrists, but he used to walk over a mile to work; and then got a job half a block away that let him split his shift...I have no idea why he walked away from that.
