She has 3 dogs and 2 cats. they smoked a lot.

Here's what I've done so far: (1) someone responds to my add on craigslist and I email them pre-screening questions (name, number, reason for moving, # of people & relationship, intended rental term, occupancy date, smoking, pets, approximate credit score, occupation) (2) they write back and if there aren't any glaring red flags, I call them & ask if they would like a showing (3) have the showing & give them application to fill out.That's as far as I've gotten so far.

He complained about noise during the day if we had to do work, he wanted special scheduling for when we were doing inspections and smoke detector battery checks.

The condo is new (2008 built) and is close to zero maintenance, bar things such as batteries in smoke detector and light-bulbs.

Ross Valley (particularly San Anselmo) is smoking hot. 

Appreciate your advice and any expertise in this.Thanks If they both pass credit/criminal/eviction/landlord/income checks, and their combined income is enough, and they otherwise meet your criteria (no smoking, pets, etc.), you can't deny them.I'd really try to get previous landlords to let you know if he's had any behavior issues.
