Home prices are lower (compared to across the street in SE, which are double the price) as in $175k compared to the invisible border that separates DC & MD, where DC homes are high $280k (For the SAME property size/type!!!).

Then again, for all I know the vice baller realtors and brokers on here would scoff at my transaction size 🤷🏻♂️

@Michael Prim, don't mean to hijack your post (so please ask more questions if you need to), but I was about to ask the same question in regards to small and mid-sized multi-family.

@Natalie Kolodij My guy at Wells Fargo has told me that they don't have a lower limit for mortgage sizes, for what that's worth.

With the right tenant they will want to build out their grow op so they are just looking for the right size space with zoning to build.

Why are you trying to blame the bank for the size and type of loan you have?

Just because they're on BP, doesn't mean they're a "one-size fits all" document.

Do not deny them based on size of family, deny them based off the landlord reference.

He says he can buy a new metal building kit of the size he needs for 30k....no slab and not constructed...and he is being told 700k total price to custom build but they need the architect building design with lifts and oil storage etc and civil engineer site plan with drainage to give a hard price.

The more loans (and loan size) and deposits you bring to a lender the more excited they get.
