How much in liquid capital reserves do you have (most banks will want to see around 6 months of PITI payments sitting in the bank)

I sit around and figure out ways to make deals work, and there is almost always a way :-)  

Now, as a result of our overseas assignment, the renting out of our own home has re-ignited my itch to invest in RE, although I'm sitting on my hands until we return to the States.  

They have a house sitting there empty, figure they might as well make some money on it without putting much thought or effort into it, put it up for a cheap price hoping to may a quick buck - often in many cases never reinvesting a single dollar back into the property - and end up getting perpetually sub-par tenants.  

However, starting this spring most waterfront houses that were "speculatively" priced way high started sitting, and sitting and sitting.

Sitting around tonight paying the tax bills on the ppties that we're holding first position paper on.

I was mainly afraid of doing the work and then it sitting more than the 4 months that I had planned to hold it.

for flipping, my greatest problem with that is using a personal guarantee.i have excellent credit, cash and what not, but personal guarantees don't sit well with me.
