"As-is" simply means that the seller has no intention of negotiating beyond the initial offer.

In regards to your question about this scenario, we simply need more info.

In our eyes, a tenant that is simply renting the unit can gather their things and leave whenever they want, so the way to determine if they really have a vested interest in staying long term or not starts with them owning the unit. 

Some are sad at the loss of a loved one and unable to enter the home or even think about it.

Simply call and ask how many bedrooms, when was the kitchen last updated and what work needs to be done to fix up the house.

@John Morehead  Normally I would say someone shouldn't be entering into a contract to purchase something as large as a hotel unless they have intentions of going through with the purchase of the hotel.I know that whenever I represent the Seller of anything such as a hotel, I put specific language in the contract that would prevent a buyer from then flipping the hotel to another buyer.So essentially, in cases such as my clients, you would NOT be able to wholesale the hotel.I think that if you're dealing with any semi-sophisticated Sellers, you're going to find similar results.

Coincidentally, I listened to your podcast yesterday, causing me to reevaluate the percentages I have been entering for repairs.

My understanding from a podcast, the reason to get in writing they're leaving is so when I go in after the 12th to prepare for next tenant, they can't raise hell saying I violated contract by entering.
