Renting out a high end home like you have may be a pain because the renters are going to expect everything in the house to be perfect.  

Getting insurance you can show the lender is a pain, your POA gets stale and then banks are hard to deal with, etc. 

It is a pain, but the only way to make sure they change it is by doing it yourself.I lack on this matter, but it is a practice that I am trying to implement on my rentals.It gives you the opportunity to inspect the house without doing a formal inspection as Account Closed said.

Growing up I guess I recognized the bad guys in westerns before the plot thickened, it's pretty obvious when the guy standing on a wagon is saying his bottle of secret formula can cure poor eye sight, any cough, back pain and can take stains out of your clothes and soften your leather boots!

Take your supporting documents with you for comps and then point out all the repairs needed and add some pain and explain why the $500 figure just doesn't work.

Net result is that I've agreed to another deal that should close in June.I think growing pains have occurred.

I ask them what they're pain points are and what they think they need in order to grow faster.If you listen well, you'll find that sometimes the problems investors have are exactly the types of problems you can solve - especially with your web and graphic design skills (everyone has a web presence these days).
